Hotelia360 Live
The profit picture your hotel never had.
Our own business-intelligence platform for hotels and groups. Every data source your property produces, consolidated into one live model. Specialised AI agents that read each new report, explain what moved and recommend what to do. Built for owners and general managers, not analysts.

Portfolio performance at a glance: RevPAR, ADR, occupancy, GOPPAR and TRevPAR for the group, revenue against budget and last year, booking pace for the next 90 days, and the issues that need attention this period.

The morning briefing: rooms sold, arrivals and departures to process, guests in house, out-of-order rooms, and revenue by property for the day, month and year against the prior year.

Room-type inventory against operator commitment: what is sold on your own account, what operators are holding, what is on request and what is genuinely open to sell, per property and per date.

Integrations & onboarding
We connect to what you already run.
No migration, no new PMS, no change to how your team works. We take your data the way it already leaves your systems.
Directly, through your PMS API
Where your property management system exposes an API, we connect to it and pull rooms, rates, arrivals and revenue automatically. Nothing for your team to send, nothing to remember.
Or from the reports you already produce
No API, or a system that does not open up? We take the daily revenue report, the manager report, payroll, inventory and the ledger exactly as they are exported today, in Excel, CSV or PDF, and our importer does the rest.
Channel manager and booking engine
Rates, availability and booking source flow in alongside the PMS data, so channel contribution and net revenue per source are calculated on the same numbers as everything else.
Your environment, your access
A private database and hosting per client, role-based access, and general managers fenced to their own property. Read-only wherever a system allows it.
01
One month of data
You send a single month of reports, or we connect to the API. We load it and show you what the agents find.
02
Mapping and checks
Departments, room types and ledger accounts are mapped to your chart of accounts, then reconciled against a month you have already closed.
03
Live and reviewed
The dashboard goes live for the people who need it, and the first monthly review happens with your team.
AI agents
Specialists that read everything.
Each agent has one job and the whole database. Together they do the work of a financial controller, a revenue manager and a distribution analyst, every day, for every property.
Performance agent
Reads every daily and manager report, explains variance against budget and prior year, briefs management each morning.
Revenue agent
Tracks pace, pick-up and market demand; recommends rate and restriction changes with the reasoning attached.
Cost-control agent
Watches payroll, cost of goods and departmental expenses; flags deviations with the file, date and line that caused them.
Channel agent
Calculates net contribution per channel, spots parity breaks and promotions that no longer pay for themselves.
Forecast agent
Rolls revenue, cost and GOP forward for the season, showing assumptions so they can be challenged.
Boardroom agent
Turns the month into a narrative for owners and boards: what happened, why, what we decided, what is next.

GOP is +2.8% against budget month-to-date. Three movements explain it:
- Rooms revenue +5.8% — ADR up 6.4% on a stronger direct mix; occupancy flat.
- Beverage cost of goods +7.4% — one outlet, supplier price change on 12 Aug; consumption unchanged.
- Payroll −1.8% — hours tracked occupancy; no overtime spike.
Recommended: renegotiate or re-source the beverage lines affected (impact ≈ €9k for the remainder of the season) and hold the current rate strategy through September. I have prepared the supplier comparison for review.

Principles
Built to be trusted.
Never a fake number
If a value has not been reported, the dashboard shows "needs input" and names the missing file. No zeros, no dashes, no estimates dressed as facts.
Snapshots, not sums
Month-to-date and year-to-date are read from the reporting snapshots at the anchor date, so what you see matches what the accountant will sign.
Private and isolated
Each client runs on its own database and hosting. Role-based access fences general managers to their property. Your data never trains public models.
Human in the loop
Agents analyse, forecast and recommend. Nothing is executed automatically. Every decision is taken by a person and can be traced.
Hotelia360 Live is a decision-support system. It does not execute financial transactions, staffing changes or regulatory actions on its own. Read our AI disclaimer.
